Corunna House, Cadogan Street, Glasgow
The works at Corunna House 25 – 39 Cadogan Street, Glasgow comprised of the top down demolition and site clearance of existing office buildings.
The building was a six storey multi tenanted office block with concrete floors / structural frame and a combination of curtain walling and masonry infill panels. The walls to the internal cores were of masonry construction with plasterboard partitions on timber / metal framing to office areas. The plant rooms were located within the basement area of the building and there were water tanks located on the flat roofed areas of the North and South wings of the structure.
The works included:
- Site Mobilisation
- Site Fencing including lane closures
- R&D Asbestos Survey
- Removal of Asbestos Containing Materials
- Soft Strip
- Erection of scaffold and monarflex protection
- Deconstruction using a combination of hand demolition and Brokk
Demolition Robots - Machine demolition using long reach demolition rated excavators
- Installation of sheet piling
- Breaking out of basement floor slabs
- Hoarding
- Demobilisation
The site is situated within Glasgow City Centre and surrounded by busy roads, one-way streets and a mix of commercial, office and residential accommodation so appropriate traffic management and exclusion zones were put in place to ensure maximum safety for our team and members of the public.
Scheduled Health and Safety audits were carried out by our H&S manager. Prior to commencement, Dem-Master agreed the frequency up on which the site would be audited.
Asbestos removal, scaffolding, soft strip, deconstruct and machine demolition works were programmed systematically throughout the building on a floor by floor basis to allow works to follow on safely and progressively on each floor as each area was cleared.
Following demolition of the superstructure, sheet piling was installed around the building perimeter by Dem-Master’s piling sub-contractor in accordance with the approved design and specification prior to excavation of remaining retaining walls and concrete floor slab. The Dem-Master Site Supervisor ensured close liaison with the Site Investigation Engineer to ensure that these operations were safely accommodated during the course of the excavation works.
Dem-Master were then able to excavate the basement area fully following the installation of sheet piling.
Finally, hoarding was installed around the perimeter of the site for our client ahead of the build.
