99 & 111 Prospecthill Circus, Glasgow

Dem-Master were appointed for the Demolition and Site Clearance works of these two tower blocks.

The project involved the Demolition and site clearance works of the former high rise residential properties 99 & 111 Prospecthill Circus, Glasgow, G42 0LZ.

99 Prospecthill Circus was approximately 30m long, 20m wide at its widest point and 24 storeys (70m approximately) high and contained 144 flats.

111 Prospecthill Circus was approximately 50 meters long, 17m wide at its widest point and 22 storeys (63m approximately) high and contained 207 flats.

The 2 no high rise blocks were originally built in 1963 and were of traditional concrete construction with block work partition walls, concrete floors, stairs, and lift shafts.  The roofs were flat concrete slabs with bitumen roof felt finish.  Both blocks had plant rooms and/or telecom equipment at roof level.

These works included:

•  Pre-Demolition Surveys
•  Site Mobilisation
•  Site Fencing
•  Pre Soft Strip / Hazardous Material
•  Asbestos Removal
•  Soft Strip
•  Demolition Operation
•  Process & Clear Arisings
•  Excavate Slabs & Foundations
•  Crushing
•  Backfill & Grade Site

Prior to the commencement of the machine Demolition using the 360° Ultra High Reach tracked Demolition excavator, all asbestos and any other hazardous materials were removed from site and a full soft strip of all buildings was carried out.

On completion of the Demolition works, the site was cleared of all associated debris, foundations and services, with the exception of the Virgin Media Cables which had to be maintained and protected throughout the works.  The surface was re-graded to match existing levels.  All Demolition arisings were crushed and removed from site for reuse.

Project Constraints and Solutions

The 2 high rise blocks were located within Prospecthill Circus in the Tory Glen area of Glasgow.

Surrounding land was primarily residential, with a number of new build properties making up the new Kingsview housing development.  Within the new build development there was a residential care home to the south east of the site.  The new build developers’ site boundary was located within close proximity of the Demolition works area and occupied the majority of the surrounding land to the east of the site.

There were industrial units to the far North and North West, large areas of green space to the west and south west with an ASDA Supermarket the Toryglen Regional Football Centre and further residential properties beyond.

Due care and consideration as always was made for traffic and pedestrians at all times.
